Eligibility Requirements and Registration For Pool Fob (PDF)

Here are the steps outlined for OWNERS to apply for and receive a Fob to access the FishHawk
Ridge Pool:

1. The Owner MUST have a FishHawk Ranch ID card. This can be obtained at the Osprey
   Clubhouse Office during regular business hours. During the present COVID situation it is
   advisable to call the office and inquire about times and availability of staff. Their number
   is 813-657-6629.
2. The Owner(s) MUST be current on their FishHawk Ridge HOA monthly dues and any
   special assessments.
3. The water bill for the unit MUST be paid up to date
4. There cannot be any outstanding covenant violations.
5. The Owner must sign the Acceptance and Liability Waiver
6. The Owner MUST complete the Pool Access FOB Registration Form and mail or email
   to our management company. The packet containing the necessary paperwork can be
   found on the website under tab ‘Pool” or requested by emailing:
   FishHawkRidge@MyTerraCommunity.com

Other important Information reference FOB and Pool access:

1. To enter the pool area, residents must have both their personal FishHawk Ranch ID and
   the Fob.
2. Residents MUST sign in with the last four of their Fob and show their FishHawk Ranch
   ID upon request to the pool monitor.
3. Fobs left in the home by a previous owner cannot be used to gain access and Fobs
   cannot be borrowed or loaned to friends or non-resident family members.They should be
   returned to the pool monitor for re-programming.
4. Owners will be issued one Fob free of charge. Replacement cost for a lost or stolen Fob
   is $ 25.00.

Information for Renters to acquire and use a Fob for the pool:

1. It is the owner’s discretion to allow the renter access to the pool by acquiring a Fob for
   the tenant.
2. If the owner designates the renter(s) listed on the application form to receive the Fob, the
   owner is NOT entitled to use the pool facilities with the pool access Fob.
3. When the tenant receives the Fob from the owner based on the above, he/she is entitled
   to the same rights, privileges, and limitations as an owner.
4. Fobs will be deactivated at the end of each lease period.
