As previously posted on the website as well as social media, we all know that the restrictions by the CDC due to COVID-19 are still in place even though they seem more relaxed now. Because of this, we are finally able to schedule face-to-face monthly HOA meetings again. As of this writing, we are not able to use the Osprey Club yet. Therefore, we will have our meetings in the rear cabana of the
pool area.
In the past, the meetings were held in the evening and we had very few owners in attendance. The Board has agreed to change the meeting time to see if this will give more interested owners the opportunity to attend. Meeting during the day also saves the community money since our Real Manage representatives are not working overtime at night.
The meetings will be scheduled from 10:00 – 11:00 am on the last Wednesday of each month starting in April.
Here are some important reminders:
We are still mandated to maintain a 6-foot distance between individuals in official settings. So, attendance will be limited and if you are interested, you MUST register with our Real Manage full-time staff person, Brook Summers at fisridge@ciramail.com
During the board meeting, owners in attendance will have opportunities to ask questions, voice suggestions or concerns during the open forum. Any questions, concerns or issues raised have to be for the good of the community. This forum is not appropriate for discussion of Individual issues, questions or complaints. These need to be directed to the Board via email to fisridge@ciramail.com. Replies will be emailed to the sender. Owners wanting to attend MUST be in good standing. That means no outstanding violations and being current on HOA dues and water bills. Even though we had closed meetings except for our annual budget approval meeting in October, the Board kept the community informed through our quarterly newsletters. The newsletters will continue and will be an additional source of information for owners and renters. In addition, our newly designed website, a ‘gift’ from our webmaster, has been operational now since mid-March and is a lot easier to maneuver. We encourage you to check it out at

We have begun to use email blasts to all residents of the community as well as emails to on- and off -site owners if important information must be disseminated quickly. To all of you having provided your email address, a big ‘Thank you’. We have 340 homes here – we have good email addresses for 295. Annual Meeting
Our annual meeting is coming up in May. Please watch for information in the mail and return any necessary paperwork to Real Manage before the deadline.
Proposed Covenant changes
Owners, a second important mailing requiring your input is coming your way soon. It deals with recommended covenant changes that will hopefully make the neighborhood more friendly. These changes will address some of the changes we have seen in the community, namely, a decrease in age of residents. Younger families with children require us to make some adjustments which will benefit all
of us in the long run. These proposed changes include the following:
- Eliminate the weight limit of 25 lbs. per dog. At present, over half the dogs in our community are above the weight limit, which realistically is also not enforceable.
- Allow residents to plant bushes, shrubs and foliage in the limited common area outside the lanai or patio. At present, this is not allowed.
- Allow residents to have small wading pools and outdoor toys (small slides, BB hoops on stands etc.) for young children on their lanai. At present, this is not allowed.
- Allow residents to have celebration signs in the mulched areas in front of units for specified periods of time. At present, this is not allowed.
- To specify generous timeframes for holiday decorations on the outside of the units. At present, these time frames are more limited.
Please keep an eye out for the mailing and follow the instructions for the Proxy votes. Please return your votes on these issues as requested. It is the Board’s vision for the community to be a positive, friendly and desirable place to live. At this time, the Board also acknowledges the importance of leaving other important unifying covenants in place to preserve the unique and unifying features of our townhome community. This reasonable balance also helps maintain if not increase our property values over time.
Insurance Declaration Needed
